In the spring of 1990 Len Harris decided to leave the military in order to sell real estate. At the time he was five years shy of a lifetime pension. His wife accused him of looking at the world through rose-colored glasses. She was right.

His rose-colored plan failed to consider that the real estate market was in a tailspin, interest rates were high, prices were crashing, and realtors were dropping like flies. Len closed 47 transactions and earned $147,000 in his first year, the average agent closed only 12 transactions that year. The following year Len closed 103 transactions for over $305,000 in commissions to finish the year as the #88 RE/MAX Agent in Canada (out of thousands of agents).

While lying in a hospital bed recovering from a heart attack awaiting his Quadruple Bypass Len realized some changes had to be made. However, he did not want to give up his huge income. Real Estate

Through necessity, I have chosen the simple route. This industry is based on supplying and selling a product, real estate. There are two sides to every real estate transaction, listing and selling. A buyer's agent waits for an appropriate property to be listed by a listing agent. When a good listing hits the market a number of buyer's agents will be ready to pounce on it for their clients. Generally buyer agents will compete to purchase the good listings. The agent could do everything right, and still not get the sale and the income that comes with it. That is a lot of effort for no money.

The listing agent did his work up front. He sold himself to the homeowner, guaranteeing himself a commission no matter who sells the home. He also has given himself a 20 per cent chance of selling it himself and getting all the commission. As an added bonus, in most areas the listing agent gets a higher percentage of the total commission than the selling agent.

Putting these three facts together makes it a no-brainer when considering what side of the transaction you should be on. It is a fact that the agent who controls inventory (listings), controls his income, and just as important, his work schedule. Therefore the most important activities are those directly relating to obtaining listings. Everything else must be considered filler. There is a well-known saying in the real estate industry, "You must list to last."
